Can I sell direct at property auctions?
We are always looking for properties to add to our listings for Auction.
We sell all types of property at Auction from a freestanding Garage to acres of land and any property in between. Whether you have a probate property requiring extensive work or are a Solicitor dealing with a repossession we are on hand to guide you through the selling at Auction process.
What are the cost implications of selling at Auction?
The costs of selling at Auction do vary and are more expensive than what a general estate agent will charge, however, the benefits of selling at Auction outweigh the higher prices paid.
Benefits include 
  • As soon as the property is sold at Auction contracts are exchanged 
  • Completion within 14 days
  • Ability to gain a higher price than you expected. 
  • Ability to have a reserve price on the property to ensure it doesn’t go for less than its worth. 
The Property Auctioneers keep their prices fair and extremely competitive. If you’ve been offered a better deal with another Auctioneer but prefer our values? We will do our best to match the costs.
What happens if the reserve isn’t met on the Auction day?
The reserve is there to protect you and your sale. If it isn’t met on Auction day then the property will not be sold. The Property Auctioneers will then offer the property to prospective buyers to see if they are willing to buy post-auction. This is common practice and all of the normal auction terms including payment and Completion and exchange timescales stay the same.
Selling fees
Selling fees are agreed upon between the seller and the property auctioneers prior to the auction. This is on ‘ a typical property’ however If we had taken on a low-value property such as a garage we would charge our minimum selling fee of £500+ VAT

We also have a listing fee of £350+ VAT this is to enable us to list and market your property prior to the auction. 
Other costs you will need to consider when selling at auction is   Properties legal pack. The auction legal pack is crucial for the successful sale of your property at auction, it contains all the legal information (e.g. land registry documents, deeds, searches, property information questionnaires, lease documents, any tenancy agreements, etc) relating to the property. The more in-depth information there is in the legal pack the more confident prospective buyers will be. It’s therefore imperative not to cut costs when preparing the legal pack as it may adversely affect the final sale price. We can provide you with a list of Solicitors our clients regularly use to assist you with quotes.
